1. Is there a cost savings for modular vs. traditional?
Yes, there can be a savings and the reasons are simple. Modular homes are built in a controlled environment. The plans are finalized to every detail including all of your finishes before production begins. Because this is a manufactured product, there is less material waste, and no build time lost due to weather delays. One of the largest contributing factors to budget overruns on traditional build is the customer choice to change/add scope to the project once it is process. When you build modular, you make all of your choices prior to production. This helps keep your budget in tact.
2. Can I customize my plans? What are the restrictions?
Penn Lyon has hundreds of plans to choose from that can be modified to suit almost any need or personal taste. You can also take your plan ideas to the design team and have a home completely customized from scratch. The possibilities are virtually endless.
3. What is the warranty on the building and finishes?
Each manufacturer is different but usually there is 10 year structural warranty and a full one year parts and labor warranty. All product warranties such as appliances, shingles, and siding are covered by the respective manufacturer. In addition to this, as your modular home builder, One Stop Modular / Complete Development also offers a 1 year builders warranty on the entire project.
4. How long does the process take from design to occupancy?
Once your design is finalized and plans are produced for production, the manufacturing process begins. At this point, while your home is in production, Complete Development Corp can begin the permitting process. Permitting, site work, and foundations can be occurring concurrently with the production of the home. Once it is delivered and set, the mechanical tie-ins and finishes are concluded, and you are ready to move in. Start to finish, the entire process can take about 12-14 weeks although permitting time may vary based on zoning, variances, or wetland issues.
5. Will it look the same as a traditional build when it is done?
It is virtually impossible to look at a modular home and a traditional home and be able to notice the difference. The manufactured home is set in place on site and the finished product is just as beautiful as any other home that was built next to it.

It is also important to note that Penn Lyon Homes meet or exceed all state building codes. In addition to full-time quality control managers, each manufactured home is also inspected by an independent state-licensed agency to ensure that construction exceeds state codes. This independent third party seal of approval appears on each home that leaves the plant. Of course in addition to this, all regular local town inspections are performed as well throughout the project.

There are many energy efficiency concerns that arise when designing any kind of home. Most manufactured homes are constructed to be eligible to receive the Energy Star label that certifies energy efficiency. The homes regularly exceed the standards put in place by Energy Star, a division of the Environmental Protection Agency.
